Property management
Owning a home in Spain should not mean worrying about what is happening when you are away.
Foundation provides structured property management and local coordination for property owners in Sotogrande and the Costa del Sol. From scheduled inspections and secure key holding to maintenance coordination, contractor access and preparing your home for your arrival, we provide a reliable local point of contact for your property.
Whether you live abroad, divide your time between different countries or simply want someone locally to keep an eye on your home, your service can be tailored around your property and the level of support you require.
DISCUSS YOUR PROPERTY
Every property is different — and so is the way each owner uses it.
Some homes may remain unoccupied for several months. Others require regular contractor access, maintenance appointments or preparation before the owner arrives. Some owners simply want the reassurance of knowing that somebody locally is checking their property and will contact them if something requires attention.
Foundation acts as your local point of coordination.
We agree what should be checked, how frequently you would like us to visit and what level of support you require. Following scheduled visits, we keep you informed and, where something needs attention, help coordinate the appropriate next step.
Specialist maintenance and repair works are carried out by appropriate independent contractors where required, with Foundation coordinating on your behalf where this forms part of your agreed service.

OWNERS WHO WANT PRACTICAL SUPPORT
For homeowners who prefer someone else to coordinate access, maintenance appointments and day-to-day property matters.
1.
We start by understanding the property, how you use it, how frequently it is occupied and what you would like us to manage.
2.
We consider property type, size, location, inspection frequency, access requirements and the level of ongoing coordination required.
3.
We recommend an appropriate scope of service and clearly set out what is included, any additional services and the applicable costs.
4.
Keys, access arrangements, owner instructions, authorised contacts, emergency information and relevant property details are recorded as appropriate.
5.
We carry out scheduled inspections and provide the access, coordination and practical property support included within your management agreement.
6.
We provide agreed reporting and communicate matters requiring your attention, together with the appropriate next steps where necessary.
This section is commercially important because it makes “property inspection” tangible.
Property inspections are visual, non-invasive checks and are not a substitute for specialist building, electrical, plumbing, security or other professional inspections where these are required.
